Waiting For Spring to List Could Cost You....

December has arrived, and this is going to sound a little repetitive but…. November was another record breaking month for London Ontario home sales. 2016 has been CRAZY!

As the weather gets cooler and the snow gets deeper here in London I expect that the market will stay strong: one thing I’m getting asked a lot lately is “should I wait until spring to list my home”

HECK NO!

Here is why:

1. Competition will heat up in the spring. Buyers may be overwhelmed with choice. While more houses statistically speaking sell in the spring- that’s generally because so many more houses are listed!

2. Winter weeds out tire kickers. Browsing open houses as a fun weekend passtime loses it’s appeal once the first foot of snow is down. You may have less people through your house but the odds are they are more serious buyers.

3. Based on what we know right now, Interest rates may very well be higher in the spring. That could mean fewer people can afford YOUR home, or that fewer people will be looking in general.

4. The new first time buyer rebate on land transfer tax kicks in on Jan 1st- some qualified buyers may be waiting until then to buy make sure your home is an option! First time buyers are great because they don’t have another property to sell and can often be flexible on meeting your dates for closing.

5. Your Realtor isn’t running around like a crazy person right now, the spring market can be a little hectic. You’ll get concentrated effort on marketing and selling YOUR home and can benefit from a slightly calmer market to buy your next home in as well.
