Just have to say it... being a Realtor with buyer clients in this market is tough!! Today I had to break the news to an amazing couple that they DID NOT get the house they wanted. In this case- the house was already sold and had a condition from the other set of buyers where they had to sell their own house. To be honest, I don't see this condition much in this market!
My buyers REALLY liked this house so I put my best effort into getting this house for them knowing that even if our offer got accepted the odds were still 50/50 that the other buyers would "release" the sellers. Our offer was accepted (so, yay!), but the other buyers "firmed" up their offer so... my buyers don't get the house.
What really resonated with me is that the listing Realtor personally called me to thank me, for my professionalism and saying that many Realtors would not have taken the time to show let alone put in an offer knowing they might not win.
I will ALWAYS take the time to do what is best for my clients, and if that means educating them on the odds and giving it our best shot- that's what I'll do. I know so many amazing and experienced Realtors in this business are going through the same struggles. For every Realtor who wins an offer in a multiple offer situation, there is at least 1 other who walks away and has to tell their clients that they didn't get THAT house. You can look at it as a loss, or you can use it as an opportunity to learn.
I really do believe that every time you hear "NO" there is a better "YES" ahead. But this only counts when you ask the question (put in the offer) in the first place.
