Housebuying Hacks in London

If you haven't bought a house before (or it's been a few years) this chart can help you see the various steps and how I fit into the house buying process.

A few tips to make the process go smoothly:

Get Pre-approved (if you haven't already), if you don't have a mortgage broker or banker you prefer- ask: I can give some suggestions.

Spend time in the areas you are considering (and the areas that fit your budget but you aren't framiliar with). Use the time you are preparing to buy a home (saving, letting the lease run out, waiting for the timing to be right) to "date" different areas in the city. I'd love to join and give tips on where to do some great people watching/neighbourhood shopping.

Get on a customized distribution list for NEW listings that meet your criteria. This gives you an edge in a few ways.

1) You see listings up to 24 hours before the public on MLS does- HOT listings are sold before most people even see them.

2) You will become an expert on your market. You will see listings that are sold and can ask me what they sold for. You will be in a much better position to put in an offer when the timing is right on your future home.

3) The portal filters out all the crap you DON'T want to see. Unlike MLS the search preferences are saved and new listings are sent to you immediately as long as they meet your MINIMUM requirements. No more filtering through stuff you can't afford, is too small, or doesn't have the basics YOU need.
