Home inspections aren't JUST for buyers.

Most people think of a home inspection as one of the last formalities in a situation where a buyer has placed an offer on a property, but that's not the only time it may be appropriate to hire an inspector.

Seller's home inspections are gaining in popular- and in competitive or balanced markets can be an extremely valuable asset to help a seller get a favourable offer that is more likely to close.

If there is any question in your mind about the possibility some components of your home may need repair or replacement- getting an inspection done during the listing process gives you a few key advantages: time, control and displayed competence.

By getting ahead of these issues you can decide if they are better to fix before listing, giving you time to do so at your own pace- not based on a conditional offer and a potential for reduction in sale price based on a buyer uncoving issues after the fact.

The inspection also gives you control. Ultimately you are forseeing many objections on the condition of the property before they arise. You can go into negotiations with a solid understanding of what are major vs. minor issues and the actual costs to resolve.

You are also giving the buyer confidence in your property. Emotions run high on both ends of the real estate transaction and anything YOU can do to make a buyer feel safe, confident, or secure in the purchase of your home is a great way to get more solid offers that more truly reflect your home's value.
